How Is Rent Determined?

Setting a rental price isn’t a matter of picking a number and hoping for the best. It’s a considered process – one that draws on market data, local knowledge, and a clear-eyed look at what a property genuinely has to offer. Here’s how we approach it at Irelands.

Starting With the Market
The first step is always looking at what’s actually happening in the market right now. We use Trade Me rental data and recent comparable listings in the same suburb to get a realistic picture of where demand sits and what tenants are willing to pay.

But comparable doesn’t just mean nearby. We’re asking: how does this property actually compare to the others? Does it have a larger section? A bigger backyard? Those differences matter, and they shift the likely tenant pool – a property with outdoor space appeals to families with children and pets, while a low-maintenance townhouse might suit a different demographic entirely.

Property Features and Condition
Once we have a market baseline, we look closely at the property itself. Features that consistently influence achievable rent include:

  • Number of bedrooms and bathrooms
  • Heating, whether the property has heat pumps
  • Garaging and off-street parking
  • Storage space
  • Overall condition and presentation

The age of the property has become an increasingly significant factor. There’s a clear trend among younger renters towards newer, more modern homes. An older property in average condition will simply not command the same rent as a well-presented newer one, regardless of location.

Location and Amenities
Location goes well beyond the suburb name. We consider proximity to schools and school zones, access to public transport, nearby parks, shopping centres, and the general feel of the area. A property on a busy main road, for instance, may be less appealing than one tucked away on a quieter street — even if they’re only a few hundred metres apart.

The position of the property itself matters too. A front unit and a back unit on the same site can attract quite different levels of interest.

The Less Obvious Drivers
Some of the factors that influence rental demand are easy to overlook. Pet-friendly properties, for example, are increasingly sought after. With more tenants owning pets, a landlord who allows animals can access a broader pool of applicants — and often achieve stronger interest as a result.

Nearby employment is another important factor to consider. Areas such as Darfield, with its large dairy factory, or Burwood, with the hospital nearby, often benefit from consistent rental demand driven by local employment. When major employers are expanding or hiring, demand for rental properties can increase, while changes to local employment can have the opposite effect. Understanding what’s happening in the surrounding area helps provide valuable context when assessing rental demand and setting a realistic rent.

Putting It All Together
Determining what rent a property can achieve is really about building a complete picture. Market data gives you a starting point, but it’s the combination of features, condition, location, and local context that tells the full story.

If you’re unsure what your property could achieve in the current market, or if it’s been a while since you’ve had a rental appraisal, our Christchurch property managers are happy to take a look. A well-informed rental price benefits everyone – it attracts quality tenants more quickly and ensures your investment is working as hard as it should be.
